Buy UAE property without a local bank account
A property transfer in Dubai or Abu Dhabi is settled with a manager's cheque drawn on a UAE bank. A buyer living overseas usually has no UAE bank account, and opening one as a non-resident can take longer than the completion timetable allows. Titanium receives your purchase funds into a regulated custody arrangement and arranges the manager's cheque for the completion date.

Indicative timings begin once all required documents have been received, applicable compliance checks have been completed and cleared funds are available. Actual timing depends on the transaction, banking cut-off times and third-party requirements.
Why a manager's cheque may be needed
A UAE property transfer is completed in a single appointment, and the seller expects settled value on the day. A manager's cheque provides it. The bank draws the cheque on its own funds rather than on a customer's account, having already set the money aside, so it is treated as good value the moment it is handed over. An international wire may not have cleared by the time of the appointment.
Only a UAE bank can issue a manager's cheque, and it issues one to its own account holder against cleared funds in that account. A buyer who lives overseas usually holds no UAE bank account, so the instrument is not available to them directly.

Your funds are received into a client money arrangement, the source of those funds is documented at the outset, and Titanium arranges the cheque in the payee and amount your instruction fixes. You do not need a UAE bank account of your own.
Practice varies between transactions. Registration authorities accept several payment methods for their own registration fees, and what a particular seller will accept for the purchase price is a matter for the sale agreement. Your conveyancer or authorised representative confirms what your transfer requires, supplies the exact payee and amount, and Titanium acts on that documented instruction.

Manager's cheque
A cheque drawn on a UAE bank's own funds rather than on a customer's account. The bank sets the money aside when it issues the cheque, which is why a seller accepts it as settled value at the transfer appointment. You may also see it called a cashier's cheque or a bank cheque. Source of funds
Evidence of where the purchase money came from: employment income, the sale of a business, the sale of another property, investments, an inheritance or a gift. Any regulated firm has to understand it before holding money for you. In practice this is the item that decides how quickly everything else can move, so it is worth assembling early.
Cleared funds
Money that has arrived and is available to be paid out, rather than money that has been sent. An international transfer usually takes one to three business days to clear. The cheque is arranged once the funds have cleared, not when the transfer is instructed.
Client money arrangements
Money you transfer is held separately from Titanium's own operating funds under the applicable client money arrangements. Emirates NBD is a banking partner for client accounts. The specific account arrangement is confirmed to you during onboarding.

How do I pay for a Dubai property from overseas?
You transfer the purchase funds by international bank transfer, in AED or in another major currency, to the account confirmed to you at onboarding. Receipt and clearance are confirmed to you, and the manager's cheque is arranged from the cleared funds.

What is a manager's cheque, and why does the seller want one?
A manager's cheque is drawn on a UAE bank's own funds rather than on a customer account, which is why a seller treats it as settled value at the transfer appointment.
Only a UAE bank can issue one, and only to its own account holder. A buyer who holds no UAE bank account therefore cannot obtain the cheque directly.
What source of funds documents do I need for a UAE property purchase?
Evidence of where the purchase money came from, matched to how you came by it: bank statements covering the period the funds accumulated, a sale contract if the money came from selling a business or another property, employment or dividend records, or the documents evidencing an inheritance or a gift.
The exact set depends on your circumstances and is confirmed at onboarding. Please assemble this evidence early, because onboarding cannot be completed without it.

Which currencies can I send?
We accept major currencies including AED, USD, GBP, EUR and SAR. We do not accept cash or cryptocurrency.
Which transactions does this cover?
Residential and commercial secondary market purchases across the UAE. Registration procedure differs by emirate and is a matter for your conveyancer or authorised representative. Tell us the property and where the transfer will be registered when you make contact, and we will confirm whether we can act.
How quickly can the cheque be arranged?
A manager's cheque is typically arranged within one business day of cleared funds. That clock starts when the funds have cleared, your onboarding is complete and the payee and completion details are confirmed. Bank cut-off times apply.

What happens if the purchase does not complete?
The return of funds follows the mechanics documented in your custody agreement. The mechanics are agreed with you before any funds are transferred.
How do I know an account instruction is genuine?
Treat any unexpected change to payment instructions as a reason to pause and confirm before sending funds.
